The first building at the 16 million-square-foot Suffolk Downs redevelopment is nearing completion and has begun marketing 475 apartments for occupancy in June.

The Amaya complex developed by Boston-based HYM Investment Group, Cathexis and National Real Estate Advisors lists studio units starting at $2,350.

The building is the first phase of the redevelopment of the 161-acre former racetrack on the East Boston-Revere border, which is approved for 10,000 housing units.

Designed by ICON Architecture, the 8-story Amaya building is located near Beachmont station on the MBTA Blue Line and includes 24,000 square feet of retail space. Newton-based Blackline Retail Group is the retail leasing agent.

Resident amenities indoor and outdoor fitness areas, a swimming pool, lounges equipped with work pods, gaming room and outdoor terrace with cooking station.

The development has approvals from Boston and Revere officials for 5.2 million square feet of labs and offices, over 10 million square feet of residential space and a 400,000-square-foot hotel.
