Despite softness in the Massachusetts industrial real estate market, one distribution center in Taunton was able to land a large tenant.

Quality Custom Distribution leased 135,000 square feet at the Taunton Trade Center, owned by Martignetti Cos. in a deal brokered by Cushman & Wakefield. The 604,133-square-foot facility at 300 Charles F. Colton Road in the Myles Standish Industrial Park was developed last year according to public records. It boasts 112 loading docks and 40-foot clear ceiling heights.

Cushman & Wakefield’s Philip Verre and Pete Whoriskey represented Martignetti, while the tenant was represented by Chon Kantikovit, also of Cushman & Wakefield.

“We are thrilled to welcome Quality Custom Distribution to Taunton Trade Center, with their lease being one of the largest new industrial leases of last year,” Verre said in a statement. “Despite an increase in vacancies due to new construction projects coming online last year, we are still seeing demand for industrial properties with strong fundamentals and differentiating property characteristics. Taunton Trade Center is now 68% occupied, leaving 188,000 square feet of available 40′ clear high-bay space, which ideally aligns with the requirements of regional and national tenants focused on the Greater New England region.”

In a statement, Kantikovit said Quality Custom Distribution had sought space where it could construct cold storage and dry warehousing close to a “compelling” labor pool.
