Waltham-based ZoomInfo resisted the lure of the city when it started looking for a new headquarters to accommodate its growing workforce, limiting its space search to the central Route 128 submarket.

Its choice, CFO John Rogers said, represents a suburban twist in the corporate recruitment wars: the chance to move to a high-profile building wrapped in dramatic new LED lighting.

“It drew our attention, and that’s the thing we like about it,” Rogers said. “Most people going up and down Route 128 know that building because of that lighting. It’s a statement.”

The sales and marketing platform opened its new 73,000-square-foot headquarters last week at 170 Tracer Lane, which it’s rebranding as 100 Data Drive. ZoomInfo previously occupied 40,000 square feet at 307 Waverley Oaks Road.

Landlord Boston Properties hired Stantec to design the gut renovation and repositioning of the Tracer Lane building, originally completed in 1980. The drab brick facade and narrow windows were replaced with a glass facade that allows sunlight to brighten the workspaces. Horizontal LED lighting was embedded in the facade facing the highway.

The open-format design with group workstations houses 340 employees and has capacity for expansion to 450, Rogers said. The square footage per employee averages 166, down from 180 at the old headquarters.

With the majority of its workforce living in the Waltham area, ZoomInfo looked at various suburban availabilities last year including the nearby Post 200 redevelopment of a former postal sorting facility, Rogers said. The full-building lease at 100 Data Drive enables ZoomInfo to make a statement seen by tens of thousands of commuters daily.

“Everyone felt comfortable that Waltham was a great location and we didn’t need a downtown Boston address, but at some point we may consider that as we grow and attract a more diverse group of employees,” he said.

But in the meantime, the company is already reviewing plans for a 30,000-square-foot addition to 100 Data Drive as it’s projected to hit capacity in the new offices by the end of the year.
