A speculative Watertown development which showed off the potential of inner suburbs to absorb life science industry growth is up for sale by developer Boylston Properties.

The Boston-based development firm converted a warehouse at 490 Arsenal Way into a 185,015-square-foot office and lab complex called Linx. Completed in mid-2017, the property hit 100 percent occupancy in early spring of this year with leases by Aileron Therapeutics and Kala Pharmaceuticals, in relocations from Cambridge and Waltham, respectively.

The conversion added a 33-foot-high lobby with cafe, bike storage and showers and a new private shuttle to the MBTA’s Harvard Square station.

A real estate source predicted the property could sell for approximately $150 million, or over $800 per square foot.

Cushman & Wakefield handled the leasing assignment for ownership. HFF, which is representing Boylston Properties in the disposition, did not respond to a request for comment.

Shortage of lab space for life science companies in Cambridge, which historically led companies to consider the central Route 128 area, has expanded into a series of new submarkets closer to the urban core.

Boylston Properties also is partnering on the redevelopment of Watertown’s former Arsenal Mall into the Arsenal Collection, which will include a 250,000-square-foot retail center, 150-room Hampton by Hilton, 200,000 square feet of office-lab space and 425 multifamily residences.
