An aging shopping mall near I-93 in Medford is expected to become home to one of the Boston area’s newest Wegmans supermarkets.

New England Development spokeswoman Deborah Black said the Newton-based developer is in discussions with the Rochester, New York grocery chain for a store at the the 300,000-square-foot Meadow Glen Mall on Mystic Valley Parkway.

“We’re in the preliminary planning phases and hope to have a more definitive plan early next year,” Black said in a statement.

The developers obtained a building permit for a 60,000-square-foot renovation last week, said Lauren DiLorenzo, Medford’s director of community development.

“It’s a big investment and something we are very excited about. The mall has been very outdated, to say the last,” DiLorenzo said.

Anchors Kohl’s and Marshall’s will remain. Wegmans will fill most of the space between the two retailers, taking the place of the in-line stores, DiLorenzo said. The smaller storefronts are occupied by a combination of national tenants such as Olympia Sports and independent shops, along with a few vacant spaces in recent years.

The plans also call for a few small retailers with exterior entrances. The project will include site improvements such as new lighting, signs and pedestrian safety measures, DiLorenzo said.

“We had our hopes on a mixed-use development, but they are retail developers. We think this will spur some economic development in the area,” DiLorenzo said.

Criterion Development Partners’ completed the first phase of the nearby 163-unit Lumiere Apartments at the corner of Mystic Valley Parkway and Locust Street in October 2014. The complex which is managed by WinnResidential is listing studios starting at $2,063 a month.

Tenants are still being sought for the 60,000-square-foot former Shaw’s Supermarket across the street, which closed in February 2014. City officials have met with property owner Equity One Inc. of New York to discuss the future of that parcel, DiLorenzo said.

Wegmans has made a splash since entering the Greater Boston market in 2011 and operates stores in Northborough, Burlington, Chestnut Hill and Westwood. Additional locations are planned for the Natick Mall and the Landmark Center in Boston’s Fenway neighborhood. The stores – which span as much as 138,000 square feet at the Northborough location – contain large market-style prepared food sections and extensive private-label assortments.

The Meadow Glen Mall was built in 1979 and acquired by a partnership of Newton-based New England Development and developer Steve Weiner in 1994. Talk of a major redevelopment of the property dates back to 2012. The mall is approximately one mile from the nearest access to I-93 on Mystic Avenue.
