Westborough-based Carruth Capital has acquired the 384,000-square-foot Westborough Office Park from Equus Capital Partners of Philadelphia for $40.7 million.

The 46-acre parcel contains four office buildings at 1700, 1800, 1900 and 2000 West Park Drive that are 90 percent occupied.

CBRE/NE’s Dave Pergola and Brian Doherty represented the seller and procured the buyer.

Carruth owns more than 3 million square feet of commercial properties in 40 buildings comprising 180 tenants.
