Concord-based Winstanley Enterprises and Surrey Equities have sold a grocery-anchored retail center in Watertown for $35.5 million following the extension of a long-term lease by Stop & Shop Supermarket Co.

Stop & Shop has occupied the 69,000-square-foot retail building located on an 11.8-acre parcel at 700 Pleasant St. for over 25 years. The property has a trade area of 174,000 residents within a three-mile radius.

JLL Boston’s retail capital markets team marketed the property on behalf of the sellers and procured the buyer, Needham-based Equity Industrial Partners.

Stop & Shop Supermarket Co. recently extended its lease for 30 years, according to a filing with the Middlesex County Registry of Deeds.
