A Boston developer will seek a zone change to replace a pair of Newton Highlands commercial buildings with a 26-unit multifamily complex.

The proposed development at 1149-1151 Walnut St. would include five income-restricted units, according to plans submitted on behalf of property owner Chris Talanian, manager of Newton Walnut LLC.

Designs by The Architectural Team of Chelsea call for a four-story residential building including 1,324 square feet of retail or restaurant space and 23 at-grade parking spaces below the residences.

In a Sept. 25 letter to City Clerk David Olson, attorney Alan Schlesinger said the applicant is requesting a zone change from the BU-2 business use to MU-4 (mixed-use). In addition to the zone change, the project requires a special permit and site plan approval.

To comply with Newton’s inclusionary zoning ordinance, the project would reserve four units for households earning 50 to 80 percent of area median income and one at 110 percent of AMI.

The 0.3-acre site includes a pair of single-story commercial buildings, one of which is occupied by a skin care salon. Newton Walnut LLC acquired the property in October 2019 for $1.5 million.
