One of Boston’s signature office properties is getting a makeover as a large tenant prepares to depart for another Financial District tower next year.

The Chiofaro Co. said it will invest $100 million in updates to the two-tower, 1.8-million-square-foot International Place.

The Boston developer worked with architects Gensler on the project, which will transform 100,000 square feet of building area including new amenity centers and outdoor gathering spaces, along with tech upgrades.

Vice President Don Chiofaro Jr. said the project reflects a changing workplace environment.

“People want to feel connected, valued, and productive. Younger workers are eager to be close to social opportunities and activities they can’t get at home,” Chiofaro said in a statement.

New ground-floor canopies and updated retail storefronts facing Oliver Street will be built at One International Place.

A new entrance will be built at Two International Place including new lighting, seating, chandelier and 8,000-square-foot restaurant. Lobby updates will include new seating, artwork and security areas. The Fort Hill Plaza entrance will be redesigned with a 32-by-80-foot glass entryway.

The sprawling central lobby will be updated as a “greenhouse-inspired space” with indoor plantings and flexible seating surrounding a water element.

And a new 16,000-square-foot amenity center on the third floor, known as The Aries Club, will include a lounge, podcast rooms, a bar, conference and flex spaces and 3,000-square-foot terrace. Owners also plan to upgrade cell service with a building-wide antenna system, add touchless bathrooms, destination dispatch elevators and a license plate recognition system for the underground parking garage.

The complex includes a pair of 46- and 35-story towers built in 1987 and 1992, originally overlooking the elevated Central Artery and now bordering the Rose Fitzgerald Kennedy Greenway.

The project is taking place as a major International Place tenant prepares to depart for another downtown office tower that’s nearing the end of a significant renovation project.

Eaton Vance, which leases 325,000 square feet at International Place, will relocate to approximately 283,000 square feet at One Post Office Square in 2024.
