Massachusetts’ most expensive single-family home sale to date in 2018 has arrived.
A Nantucket estate has sold for $25 million after being listed initially for $29.5 million, according to a statement from Jonathan Radford, the Coldwell Banker Boston – Back Bay Office agent who brokered the deal.
The property at 260 Polpis Road, known as “Swain’s Neck” on the island of Nantucket, encompasses over 63 acres of grasslands, wetlands and forests. Radford’s statement bills it as “one of Nantucket’s most private family retreats.”
“The sellers were no longer staying at the property as extensively as they used to and this was their motivation for selling,” Radford said in a statement. “The buyers are a young family from Massachusetts who see this property as a multi-generation property that they will enjoy for years to come.”
Both the buyer and seller are real estate trusts, listed in public records as Swain’s Point NT and 262 Poplis NT, respectively.
The main residence sits on a peninsula overlooking the water and manicured grounds, approached by a winding driveway that overlooks leas, trees and rolling fields. The home curves with the shoreline and offers ocean and Polpis Harbor views from all principal rooms. The architecture features many symbols of Nantucket’s Quaker, Colonial, farming and whaling heritage: wood shingles, multiple gables and dormers, farmer’s porches and porthole-like oculi.
The residence is centered around a 2-story great room and has five bedroom suites. Additional accommodation is provided by the guest cottage, studio and gatehouse with caretakers’ apartment. A boat house and two moorings complete this rare offering.
