Mill Creek Residential is proposing 240 apartments under Allston’s new Western Avenue rezoning plan that is designed to encourage housing production.

The multifamily housing specialist is seeking to redevelop a vacant office property at 250 Everett St. with a 6-story apartment building, including 41 income-restricted units.

The 250 Everett St. property is located within the Western Avenue Corridor, rezoned by the Boston Planning & Development Agency in 2022 for additional density as the neighborhood attracted more demand from housing and life science developers.

The Mill Creek proposal includes a 30-foot-wide public open space section connecting Everett Street to a proposed 1- to 2-acre park located between Everett and Telford streets, as recommended in the Western Avenue plan.

A majority of the units on upper floors will have private balconies overlooking a courtyard, and the top floor will include indoor and outdoor amenity spaces, Mill Creek stated in a project notification form submitted to the BPDA.

The developer proposes 120 below-grade parking spaces. Mill Creek has a purchase-and-sale agreement on the property, and is seeking approval under a planned development area mechanism from the BPDA.
