Developer IQHQ Inc. plans a nearly 410,000 square feet life science campus at its North Beacon Street property in the growing Brighton lab cluster.

After acquiring the 3.1-acre property at 155 North Beacon St. in June for $50 million, the developer submitted plans to build a three-building campus just south of Boston Landing. The developers are working with Brighton High School’s STEAM curriculum on training programs to prepare students for jobs in the life science industry, according to a submission to the Boston Planning & Development Agency. The development is expected to create 700 permanent jobs.

The designs, proposed under a planned development area, include a pair of 6-story buildings and a 3-story building around a 16,000-square-foot central courtyard. The project would replace a 2-story, 200,000-square-foot flex building, auto repair shop and surface parking.

IQHQ hopes to break ground in the second half of 2022 with an estimated 30-month construction period.

IQHQ’s Boston development pipeline includes a proposed life science development at 109 Brookline Ave. in the Fenway and the Fenway Center air rights lab project. In Cambridge, it’s redeveloping the GCP Applied Technologies campus, including three new proposed lab buildings.
