Developers are proposing a 5.9-million-square-foot mixed-use project including 1,740 housing units on the former Bayside Expo Center property in Dorchester and a Morrissey Boulevard parcel they bought last year.

Accordia Partners plans 3.5 million square feet of development on the former Expo Center property and another 2.4 million square feet at 2 Morrissey Blvd. Other components would include 4 million square feet of office, R&D, life science and academic space, and 155,000 square feet of ground-floor retail.

Approximately 14 acres would be set aside as public open space, according to a notification letter from developers Kirk Sykes and Dick Galvin filed this afternoon with the Boston Planning & Development Agency.

“Ultimately several key insights shaped our proposal, including: feedback on priority economic development and housing needs, the importance of key infrastructure investments, a focus on resiliency in the face of climate change, and the need for consistency with relevant aspects of the Columbia Point Master Plan,” the development team said in a statement given to Banker & Tradesman.

The two parcels total nearly 34 acres and would comprise one of the largest private developments in Boston history. HYM Investment Group is seeking approval for 16.1 million square feet of development including 10,000 housing units at the 161-acre former Suffolk Downs racetrack property.

The UMass Building Authority selected Accordia Partners and Ares Management in February 2019 to redevelop the former Bayside Expo property, and the developers signed a 99-year ground lease worth $235 million in June.

The same developers bought the 2 Morrissey Blvd. property for $110 million last June.

The 2 Morrissey Blvd. phase of the project would be developed Santander’s lease on the property expires, according to the developers. Santander signed a 425,737-square-foot leaseback deal that runs through 2025 when it sold the property to Beacon Capital Partners in 2017 for $41.5 million.

The project also would include complete streets-style upgrades to Mount Vernon Street, improvements to the Boston Harborwalk and unspecified upgrades to nearby roads and public transit, according to the development team’s letter.
