A 68-room limited-service hotel would be built on a tiny parking lot in Boston’s Bulfinch Triangle under plans approved Thursday by the Boston Planning and Development Agency.

Wilmington-based LIMAC LLC originally proposed 74 guest rooms in a 15-story building at 88 North Washington St. when it submitted designs in early 2016.

Developers reduced the height by 16 feet and eliminated six guest rooms following opposition at a community meeting in June 2016. The revised version by Boston-based CBT Architects includes 68 rooms on 12 stories atop a first-floor lobby and second-story mezzanine in a 36,013-square-foot tower.

No on-site parking is planned. The $16.5 million hotel will provide affordable rooms to guests who rely on public transportation and ride-sharing services, developers said.

A gas station previously occupied the property, which was used more recently as a seven-space parking lot.

The developers agreed to contribute $36,000 to the parks and recreation department, which would be dedicated to a planned park at Valenti Way and North Washington Street.

The project still requires approvals from the zoning board of appeals because it exceeds maximum height and floor area ratios for the site.
