A long-vacant former IHOP property in West Roxbury would be replaced with a 108,661-square-foot housing complex under a developer’s proposal.

SOVAD LLC of West Roxbury seeks to build a four-story, 84-unit multifamily complex at the corner of VFW Parkway and Gardner Street, according to a letter submitted Tuesday to the Boston Redevelopment Authority.

The 1.8-acre site has been the subject of various unsuccessful redevelopment proposals in the past 10 years.

Peter Davos, managing director of Sovad LLC, wrote that the project would accommodate families by including 21 three-bedroom units and 42 two-bedroom units. It would comply with the city’s inclusionary development policy by including affordable units on-site.

The project will be subject to the BRA’s Article 80 review for large projects.
