A developer that bought an office-retail building next to Faneuil Hall Marketplace for $81.8 million in 2019 is seeking to build a 138,000-square-foot addition at a prominent location facing the Rose Fitzgerald Kennedy Greenway.

Gazit Horizons unveiled development plans for the Marketplace Center complex at 200 State St., including additional retail space facing the Greenway and a 7-story addition above the complex’s north building.

The proposal expands the complex to nearly 200,000 square feet, including 135,550 square feet of new office space and conversion of 6,325 square feet of second-floor retail space to offices.

The three-story building located between Faneuil Hall Marketplace and the Greenway was completed in 1985 and includes a pedestrian connection to the Long Wharf area. The project includes removal of the 3-story canopy, new retail space below the overhangs on the first and second floors, and an addition on top of the marketplace’s north building for the new office space.

The removal of the elevated Central Artery created an opportunity to improve connections to the waterfront, developers stated in a notification form to the Boston Planning and Development Agency.

“Whereas the existing buildings ‘turn their back’ on the Greenway, the project seeks to open sight lines and pedestrian passageways to connect the waterfront and Greenway to the historic buildings of the Markets District,” the filing stated.
