Boston-based developer Abbey Group began demolition of the former Boston Flower Exchange property this morning, as it prepares the 5.6-acre South End site for a four-building, 1.6 million-square-foot office and lab development.

The Abbey Group is positioning the 540 Albany St. property for life science growth in the South End, including incubator space for startups. The property borders Boston University’s Bio Square Discovery and Innovation Center.

The flower wholesalers moved to Chelsea in 2016, clearing the way for redevelopment of the property bordering I-93.

JLL Boston is leasing agent for the office and lab space, while Graffito SP handles leasing for the 22,000-square-foot retail component.
