Burlington-based Linear Retail Properties has sold a block of popular restaurant spaces in the heart of Boston’s Fort Point to a New York real estate investor for $11.5 million.
The transaction includes five retail condominiums at 346-354 Congress St. Linear acquired the property in March 2012 from Boston-based Berkley Investments for $4.8 million.
Linnear Retail CEO William Beckeman said the portfolio is 100 percent leased to Great Barrington Coffee and three restaurants operated by chef Barbara Lynch, one of the pioneers of the now-thriving Fort Point dining scene: Drink, Sportello and Menton.
The storefronts are located below the FP3 Lofts condominiums.
The new owner, Rye, New York-based Acadia Realty, is a publicly traded REIT that owns properties in 17 states, primarily on the Eastern seaboard. It owns five shopping centers in Massachusetts: the 218,907-square-foot Crescent Plaza in Brockton; the 129,277-square-foot Methuen Shopping Center; 163 Highland Ave. in Needham; 201 Needham St. in Newton and 340 River St. in Cambridge, which is anchored by Whole Foods and Rite Aid.
During the first three quarters of 2015, Acadia acquired $101.9 million of property and had another $50.3 million under contract. Its investment criteria focuses on urban and high barrier-to-entry suburban properties, according to SEC filings.
