Alexandria Real Estate Equities’ latest life science project in Cambridge’s Kendall Square would redevelop a former industrial site as 370,000 square feet of office-lab space and contribute over $11 million toward a portion of a planned multi-use path leading from the Charles River to the Somerville line.
The life science REIT is seeking approval to redevelop the 4.4-acre former Metropolitan Pipe & Supply Co. property at 325 Binney St.
Designed by architects NBBJ, the four-to-six-story building would feature an “inventive shifting facade” and collaborative workspaces surrounding an atrium maximizing natural light, according to application documents submitted to the city of Cambridge.
The facade also will improve energy efficiency by incorporating ultra-high performance concrete panels and metal panels, Alexandria stated. An underground parking garage would include 286 spaces.
The Grand Junction rail line runs along the west side of the property, and Alexandria has agreed to pay for design and construction of an 1,800-foot segment of a planned multi-use path for pedestrians and bicyclists. The city of Cambridge is designing the path which would be built next to the Grand Junction rail line corridor from the Boston University bridge to the Somerville line, connecting to the Somerville Community Path which is part of the MBTA Green Line Extension.
Approval of a rezoning petition in March cleared the way for Alexandria to seek approval of a special permit for the project, which would expand its 7.8 million square foot Greater Boston real estate portfolio. The Massachusetts properties comprise 25 percent of the company’s holdings on a square-footage basis and 35 percent of annual rental revenues.
The Cambridge planning board is scheduled to review the proposal at its Oct. 20 meeting.
