The first phase of Alliance Residential’s newest local multifamily development brings 110 apartments to a former commercial property in Billerica.

The Val is offering one month free rent on select units at the 164 Lexington Road complex. The property lists rents starting at $2,375.

The Val is a partnership between Alliance Residential and GID Real Estate Investments. Developers are marketing one- through three-bedroom units in the complex which includes work-from-home spaces and private offices, a coworking space, library, lounge and two-story fitness center. Outdoor amenities include a swimming pool, courtyard, grilling stations and firepit.

Project team members include Erland Construction, architect Cube3 Studio, leasing agent and property manager Greystar and civil engineer Allen & Major Assoc. 

The 211-unit project was permitted through a “friendly 40B” process supported by Billerica officials to achieve the state’s threshold of 10 percent affordable housing stock per community.
