The new commuter rail station at Boston Landing in Allston has established the neighborhood as prime territory for multifamily development.

Developer Mount Vernon Co. is seeking approvals for 74 apartments and nine condominiums on North Beacon Street and Sinclair Road. Because of the proximity to multiple public transit lines, only 38 parking spaces are proposed.

The development is located within a half-mile of Boston Landing station, four MBTA bus routes and the Green Line. Designs by Cambridge-based Prellwitz Chilinski Assoc. include 80 bicycle storage spaces and a screen displaying transit arrival times in the rental building lobby. The apartments would be located in a 5-story building on North Beacon Street, while the condos would occupy a 4-story building on Sinclair Road.

The site consists of four parcels occupied by three residential buildings and a small car dealership which would be demolished, according to a filing submitted to the Boston Planning and Development Agency.

In addition to BPDA approval, the project needs zoning variances for floor area ratio and building height.

More than 2,800 residential units are under construction or proposed in the Allston-Brighton area including Lantera, a 17-story, 295-unit apartment tower at Boston Landing opening in May. NB Development paid for construction of the $20 million Boston Landing, station which opened last spring on the commuter rail’s Framingham-Worcester line.

Stop & Shop Supermarket Co. in January submitted plans for a 1.9-million-square-foot redevelopment of its 11-acre Everett Street property including 1,050 apartments and condos and 300,000 square feet of office space.

Boston-based Cabot, Cabot and Forbes received BPDA approval in November for redevelopment of the St. Gabriel’s church and monastery property for a four-building, 660-unit multifamily project.

Mount Vernon Co. also is developer of The Wave, a 132-unit apartment complex at 530 Western Ave. in Allston which is scheduled for completion this spring.
