A $20 million development proposal for a South Boston commercial property would create 37 apartments with an emphasis on family-sized units.
South Boston-based Dunmoe Group LLC, owned by Charles McCarthy, proposes to redevelop the 0.28-acre parcel at 118 B St. which includes a commercial building previously occupied by an industrial equipment supplier.
Of the 31 market-rate units, Dunmoe Group proposes 26 that would include two or three bedrooms. The project also includes six income-restricted units, equivalent to 16 percent of the total.
Dunmoe Group has completed several developments in the St. Vincent section of South Boston and has a “strong working relationship with several local lenders,” according to a small project application submitted to the Boston Planning & Development Agency.
Designed by Timothy Johnson Architect of South Boston, the proposal includes 26 parking spaces in an at-grade garage.
The proposal requires approval of variances by the Zoning Board of Appeal for minimum lot area, maximum floor area ratio, maximum building height, minimum usable open space and rear yard setback, according to a notification letter by attorney George Morancy.
Dunmoe Group is targeting a groundbreaking in 2024 and completion date in the third quarter of 2025.
