Back Bay’s 390-room Hilton Hotel is one of six properties being sold by Dallas-based REIT to reduce its debt.

Ashford Hospitality Trust said it has agreed to sell the 40 Dalton St. property to an undisclosed buyer for $171 million.

The company announced last month it was offering 12 properties for sale, including the Back Bay property and the Courtyard Manchester hotel in Connecticut. The Back Bay hotel is one of six properties that the Ashford Hospitality Trust has agreed to sell so far, for combined sales prices of $225 million. 

The sales proceeds, refinancing and proceeds from a $105-million preferred stock issuance will be used to pay off strategic financing due in January 2026. The company owned 90 hotels totaling 20,549 rooms at the end of 2023.

The 25-story, 238,532-square-foot Back Bay hotel was developed in 1983 and acquired by Ashford in 2012. Owners received a $98-million mortgage from Aereal Capital in 2021.
