A complex, 1.3 million-square-foot office and residential development next to the MBTA’s Back Bay Station could begin as soon as late winter.
Boston Properties will begin partial demolition of its 165 Dartmouth St. garage in the second quarter, project manager Keir Evans told a community meeting this week.
The project which was approved in 2017 will be known as 171 Dartmouth St., according to a report in the Boston Sun, and timing of the garage demolition will hinge on relocating retail tenants Eastern Bank and Atrius Health.
Plans call for partial demolition of the garage to make way for the 26-story, 668,000-square-foot office tower at Dartmouth and Stuart streets, which could break ground in 2021 if Boston Properties secures an anchor tenant, the Sun reported.
Boston Properties was not available to confirm details of the construction timeline.
Under 2017 approvals by the Boston Planning and Development Agency, the project also would include a 28-story, 240-unit residential tower and a 35-story, 360-unit residential tower and a 33,000-square-foot retail building fronting on Dartmouth Street. The Back Bay station concourse will be renovated and expanded with additional retail space.
The site spans 5.2 acres including Boston Properties’ parking garage and air rights above the Massachusetts Turnpike and MBTA tracks.
