Beacon Hill’s The Archer condominium development has a new exclusive broker: MGS Group Real Estate.

Developed by Center Court Properties out a 1920s building that once held Suffolk University Law School offices and classrooms, the project was completed as the COVID-19 pandemic arrived in Boston, slowing initial sales.

Public records show only 35 of the building’s 62 units have sold to date. Among the unsold condos: a three-bedroom, 2,800-square-foot penthouse unit with a private terrace.

Marketing had previously been handled by Compass-affiliated Caulfield Properties.

“Our firm includes the top 10 brokers in Boston and MetroWest ensuring we have the contacts and expertise to reach the right buyers for The Archer. We are uniquely situated to provide wraparound services facilitating the sale of an existing home and transitioning to a new city life,” MGS Group founder Maggie Gold Seelig said in a statement accompanying the announcement her firm was taking over marketing for the development. “These homes are truly special, which creates a wonderful opportunity for us to partner with the developer to match each residence with an ideal buyer – from young professionals to growing families to empty-nesters returning to the city, in a home where history meets modern build and amenities.”

An independent, boutique brokerage, MGS Group has offices in Boston and Wellesley and routinely handles some of the biggest-ticket sales in the region, and claims around $500 million in annual transaction volume. The company said Seelig herself, along with agents Michael Harper, Maggie Lawler and Ellie Chu, would handle sales at The Archer.

The building is one of the only large, new condo projects in the exclusive neighborhood, and its only residential building with amenities comparable with the luxury towers that have risen across the city in recent years. Amenities at the 45 Temple St. building include valet parking, on-site fitness, 24-hour concierge service, a children’s playroom, pet spa, bike storage, a club room and an expansive roof deck with grills, landscaping, deck furnishings, turf for lawn games and fire pits.

Around 600 brand-new units in a succession of downtown towers are on track to deliver in 2023, with more coming in 2024.
