Demand was up but daily rates were down at Boston-area hotels in March compared to a year earlier, a trend expected to continue into the summer, according to a new report from Boston’s PKF Consulting.

The average daily room rate for all six areas surveyed – Back Bay, Downtown, Cambridge, Route 128, Route 495 North and Route 495 South – came in at $142.60 per night in March, a 3.8 percent dip from the same month last year.

Occupancy, however, was up 10.8 percent overall, to 66 percent from 59.5 percent last year. The jump in demand raised the average revenue per available room, or RevPAR, to $94.11 in March, up 6.6 percent from $88.30 in March of last year.

Properties under 150 rooms and featuring average daily rates between $150 and $200 are experiencing the best revenue improvement over last year, according to the report’s authors.
