Boston Planning and Development Agency directors approved a 230-room hotel at the site of a former Leather District nightclub and 193 housing units across the city, including 81 income-restricted units.

Developer Hudson Group gained approval for an 81,600-square hotel at 150 Kneeland St., with a 21-story tower designed by Rode Architects planned for the 4,824-square-foot site.

As part of a $645,000 community benefits agreement, Hudson Group agreed to provide 300 room nights over 10 years at no charge for people displaced by fires, natural disasters or undergoing medical treatment. The $360,000 commitment will be coordinated by the city’s Office of Housing Stability and a Chinatown non-profit. Other elements of the community benefits agreement will pay for neighborhood cleanups, security cameras, sidewalk repairs, street lighting and park improvements.

The Kneeland Street hotel was among nine projects approved at the BPDA board of directors October meeting, including a pair of 100-percent, income-restricted multifamily projects in the North End and in Mattapan.

Linkage payments associated with the $854-million Hub on Causeway projects will support construction of 23 senior housing units in a 24,257-square-foot expansion to 41 North Margin St. in the North End.

At 872 Morton St. in Mattapan, a 57,267-square-foot project will generate 31 apartments for residents earning 30 to 100 percent of the area median income (AMI), and nine condos for residents earning 80 to 100 percent of AMI.
