Patriot Energy Group has purchased a 39,361-square-foot office building in Burlington for $2.6 million.

The energy management firm will move some business units currently housed in Woburn to approximately 10,000 square feet within the building at 1 Rounder Way. The remaining space in the building is currently leased to Concord Music Group according to a statement.

Grubb & Ellis’ Paul Delaney and John Coakley, senior associates in the office group, facilitated the transaction on behalf of the buyer.

"This transaction represented the opportunity for Patriot Energy to support the growth it has experienced over the past several years, while also taking advantage of market conditions to own rather than lease," said Delaney. "The property’s location, flexibility, room for growth and existing credit tenant creating cash flow for a portion of the building made it an excellent investment."
