Zurich Alternative Asset Management has acquired The Wyeth, a three-building luxury apartment complex in North Cambridge, from Boston-based developer Broder Properties for $39 million.
At $620,000 per unit, the price is believed to be the highest ever paid per-unit for a multifamily property in Cambridge, said Michael Byrne, an executive director for Cushman & Wakefield.
"The owners developed a condo-quality finish and that, coupled with the location, makes it a great opportunity for the new owners to own it for a long time," Byrne said.
The Wyeth is advertising rents ranging from $2,900 a month for one-bedroom units to $5,300 for a two-bedroom, two-bathroom unit with patio.
Broder acquired the site at 45 Yerxa Road and 120 and 124 Rindge Road for $10.7 million at a September 2011 bank auction and spent three years restoring the property, the former Saint John’s School. Broder Properties worked with Boston-based architects Touloukian Touloukian Inc. on the adaptive reuse project.
The property received LEED Platinum certification with renewable energy features such as a pair of rooftop-mounted solar arrays and low-consumption utility fixtures. Rents are 30-percent higher than comparable new construction in the community, Broder Properties Managing Partner Eric Svenson said in a statement.
Cushman and Wakefield President Robert Griffin and Byrne represented Broder Properties in the transaction. Zurich was represented by Managing Director Sean Bannon and Director of Acquisitions Chris Edgar.
