A stalled hotel development on the Cambridge-Somerville line has been redesigned and expanded by developers to pay for an environmental cleanup.

Developers XSS Hotels and Colwen Management Inc. are seeking approval for the 86,765-square-foot hotel at 1 McGrath Highway, including 199 rooms under the AC by Marriott and Moxy brands.

The latest version reflects historical protections on the property and Somerville’s new requirement for arts and creative spaces to be included in major commercial developments, developers said in a filing with the Somerville Planning Board.

The project was originally approved in 2019, but delayed due to factors including environmental clean-up costs.

“A more elevated and contemporary lodging concept can now be supported by the evolution of the neighborhood and the promise of an even brighter future for this municipal gateway,” developers stated in the application.

Marriott’s Element brand, which had been part of the original proposal, has been replaced by the Marriott Moxy lifestyle hotel brand, which opened its first local property in 2019 at 240 Tremont St. in Boston.

A breakfast space on the sixth floor will be replaced with third-party arts and creative space, to satisfy Somerville’s zoning requirement designed to limit artist displacement.

The increase in guest rooms from the previously-approved 135 will enable developers to pay for a complete remediation of the site, which includes a car wash and commercial building.

The redesign also takes into account a finding by the Massachusetts Historical Commission that a retaining wall from the former Boston & Lowell Railroad is a noteworthy structure, requiring a change to the building footprint.

Parking will be provided in the form of 19 spaces at the adjacent 15 McGrath Highway lab development by DLJ Real Estate Capital Partners and Leggat McCall Properties.

Plans include a ramp across the Cambridge portion of the property that connects the McGrath and O’Brien Highway with the Somerville Community Path. The project would be paid for by the hotel and the 15 McGrath Highway developers.

The project requires special permit and site plan approval by the Somerville Planning Board, and a variance from the Somerville Zoning Board of Appeals.
