Braintree-based commercial real estate development and construction firm Campanelli Cos. purchased a 31,420-square-foot warehouse at 10 Latti Farm Road in Millbury.
Campanelli Cos. was represented by Peter Brown, director at Campanelli Cos., and the seller was represented by Jason Madden and Michael Chapin of the Madden Group LLC, according to a statement. Financing was facilitated by John S. Kelley, senior vice president at Commerce Bank.
The Millbury warehouse will undergo a complete renovation and serve as a distribution facility for companies within the state, according to a statement. Campanelli completed permitting during the due diligence phase, and began construction immediately upon the transfer of title.
The renovations include updating and reconfiguring the office area, as well as building an additional 10 loading docks and 34 parking spaces. The existing loading dock on the south side of the building will be reconfigured and the existing parking lot will be resurfaced with the addition of a new truck and parking area.
"This transaction utilized every facet of our vertically integrated approach to development," said Robert DeMarco, partner at Campanelli Cos. "Brokerage conducted a search that proved 10 Latti Farm Road to be the best location, development negotiated the transaction and secured the permits and now our construction group has commenced the work. It’s a great distribution location that we are very comfortable adding to our portfolio."
