Campanelli of Braintree and Trigate Capital have acquired a pair of office-retail buildings totaling 292,000 square feet in Framingham.

The transaction includes 161 Worcester Road, a 118-713-square-foot office building that’s 85 percent leased and a retail building occupied by Temazcal Tequila Cantina, along with the 166,101-square-foot 492 Old Connecticut Path office building that is 94 percent leased. The combined purchase price was $53.3 million, according to deeds filed in the Middlesex South Registry.

Newmark Knight Frank’s capital markets team oversaw the transaction and has been named exclusive leasing agents.

“161 Worcester Road & 492 Old Connecticut Path benefit from strategic positioning in a dynamic mixed-use environment with direct access to the highway,” Executive Managing Director Matthew Pullen said in a statement. “The assets therefore serve as an attractive alternative to the nearby Route 128 West submarket, where rental rates are growing rapidly.”
