‘It’s Like Building A Ship In A Bottle’

Swedish developer Skanska has a rapidly rising profile in Greater Boston as it completes trophy office buildings such as 101 Seaport, which recently sold for a record $452 million. Those projects tend to overshadow the work of its civil engineering unit, Skanska USA Civil. Since opening a Cambridge office in 2013, it’s participated in some of the region’s largest infrastructure projects, including the Longfellow Bridge rehabilitation project and reconfiguration of the Kendall Generating Station steam plant in Cambridge. Paul Pedini, who heads the Cambridge office, is already looking ahead to additional opportunities for Skanska at major projects like the Allston I-90 Interchange redesign.

Objective: Have Fun, Make Money

Just as buyers’ agents have carved out a niche in the residential real estate industry, Boston-based Cresa has grown by specializing in tenant representation in commercial deals. Bill Goade worked in the corporate real estate departments at Wang Laboratories and Digital Equipment Corp. before co-founding Cresa Alliance in 1993 and Cresa Partners in 1998. Now the largest tenant representation firm in North America, Cresa topped $300 million in 2015 revenues. The company is focusing on international expansion in 2016, opening a new office in Paris and planning five more offices outside the U.S. this year. Cresa’s CEO from 2006 through 2013, Goade retired as chairman on March 31.

Strengthening The Fabric Of The Community

Joseph Mulligan, MassDevelopment’s Transformative Development Initiative fellow in Lynn, is responsible for promoting the growth of Lynn’s downtown area by attracting new entrepreneurs and artists. He previously served as Boston’s deputy director for capital construction, overseeing planning and construction of such projects as the new school department offices in Roxbury’s Dudley Square. Since being named the TDI fellow in Lynn, Mulligan has hosted several community meetings and interviewed hundreds of residents, business owners and nonprofit groups on ideas to increase the vibrancy and economic vitality of the central business district.

Representing The Top Tier

Robert Richards was a TV sportscaster before getting into commercial real estate, another industry where it’s important to keep track of the winners and losers. As a partner at Boston-based Transwestern RBJ, Richards helps lead a firm that specializes in tenant representation, including the region’s red-hot life science sector. A Norwood native, Richards graduated from Dartmouth College and had stops in local TV in upstate New York and at CNN in Atlanta before joining Spaulding & Slye in the late 1980s. He worked for Fallon, Hines & O’Connor before forming Richards, Barry, Joyce & Partners in 2001. Transwestern acquired the company in 2013.
