Bell Partners Inc. has sold its 274-unit Bell Wheeler Hill apartment community in Marlborough to CBRE Strategic Partners U.S. Value 7 Fund for $58.75 million.

Bell Partners had owned the property, which has been renamed The Heights at Wheeler Hill Apartments, since 2007.

CBRE/New England’s Simon Butler and Biria St. John exclusively represented the seller and procured the buyer.

“Bell Wheeler Hill offers CBRE Global Investors an opportunity to add value through selective upgrades in a submarket that has experienced strong job growth over the past two years coupled with very limited new supply,” Butler said in a statement.

The complex consists of eight three- and four-story buildings and a clubhouse built in 2002. The units contain a mix of one- and two-bedroom apartments with an average size of 1,015 square feet. Some 25 percent of the units are set aside for qualifying households making a maximum of 80 percent of the area median income under Chapter 40B, the state’s affordable housing law.

The community include a great room, media room, business center and gymnasium.
