The First Church of Christ, Scientist is putting more of its Boston real estate on the market for a potential neighborhood-changing redevelopment.

It’s seeking developers to ground-lease the MidTown Hotel site at 220 Huntington Ave. and two other parcels spanning a total of 70,331 square feet. HFF Boston is brokering the transaction.

The new lease could approach $80 million, according to The Boston Globe which originally reported the listing. The Druker Co., which operates the hotel, plans to bid on the property, the Globe reported.

The size of the property lends itself to a mixed-use redevelopment including commercial space, housing and a hotel, according to marketing materials from HFF.

Current zoning allows over 560,000 square feet of development and building heights up to 115 feet by right.

The church’s latest real estate move takes place during construction of the 61-story Four Seasons Private Residences at One Dalton St., which is being developed by Cambridge-based Carpenter & Co. on land acquired from the church in 2014. And in April, a fund affiliated with the AFL-CIO acquired the ground lease on its 177 Huntington Ave. office tower for $137.5 million.
