Compass has dethroned the competition to become the top residential real estate company by sales volume, according to real estate consulting firm T3 Sixty’s annual Real Estate Almanac report.

“The residential real estate industry is undergoing a fundamental transformation and the 2022 Almanac rankings reflect three major trends identified in the Swanepoel Trends Reports: enormous funding and growth of new business models, large number of acquisitions and consolidations and the increased integration of technology,” T3 Sixty Executive Chairman Stefan Swanepoel said in a statement.

Compass reported $254.2 billion worth of sales and 225,272 transaction sides in 2021, compared to runner-up Realogy Brokerage Group’s $243.9 billion in sales volume across 371,135 transaction sides. Realogy is the parent company of several brokerage brands like Coldwell Banker and had previously led the almanac’s rankings since 1999.

Realogy and third-place HomeServices of America grew sales volume  32.2 percent and 30.5 percent, respectively, in 2021 T3 Sixty said.

The rankings may court controversy, however, as T3 Sixty did not disqualify Compass as fellow brokerage-ranker RISmedia did in its rankings for including occasional commercial sales.

“T3 Sixty separately reviews those numbers, and if they are found to be significant or will impact the rankings, those numbers are removed,” the company said in a statement, noting that most major residential brokerages include “small and infrequent” commercial sales in their sales figures.

Realogy still led all comers when analyzed from a holding company perspective, which combines production at company-owned and franchise offices, T3 Sixty said. From that perspective, Realogy had $737.6 billion in 2021 sales, a 29 percent increase from 2020. Next-in-line Keller Williams Realty had $500.1 billion in 2021 sales and growth of 29.1 percent. Holding company rankings remain unchanged from last year.

Among franchise brands, Keller Williams secured the top spot in T3 Sixty’s rankings for the 2021 calendar year, with $500.1 billion in sales volume across 1.27 million transaction sides. Runner-up RE/MAX took home $341.1 billion in sales across 988,480 transaction sides.
