A state-owned former home for children will be converted into mixed-income housing following its acquisition by Boston-based Cruz Development Corp.

The former St. Mary’s Home for Children at 593 Kempton St. in New Bedford will include 70 percent affordable units and 30 percent market-rate apartments, the state Division of Capital Asset Management and Maintenance announced.

The $1.05 million transaction is a precursor to Gov. Maura Healey’s plans to accelerate the disposition of underutilized and vacant state properties to private developers for housing production. Healey has directed Secretary of Administration and Finance Matthew J. Gorzkowicz to identify a list of potential parcels for disposition by January.

The 1.4-acre New Bedford parcel will be redeveloped as 28 apartments following the selection of Cruz Development’s proposal for the property by DCAMM in July 2021 and recent local permitting approvals.

Along with the New Bedford project, Cruz Development is active in Boston where recently completed the final phase of the Harvard Commons housing project in Dorchester, and developing a 55-unit affordable housing project for seniors at 280 Warren St. in Roxbury, which will include its new headquarters.
