Boston-based developer Davis Cos. is on track to deliver a speculative 161,616-square-foot lab building at 101 Smith Place in Cambridge during the fourth quarter, expanding its Quad life science campus.

Designed to LEED Gold standards, 101 Smith Place includes 15-to-18-foot floor-to-floor heights, below-grade parking and move-in ready spec suites for lab tenants. A topping-off ceremony this week marked the completion of the building’s framing.

The first phase of the 10-acre, four-building campus attracted tenants including Ginkgo Bioworks, Civetta Therapeutics and Invaio Sciences to the expanding life science cluster in West Cambridge.

Davis and Invesco Real Estate acquired the properties, including low-rise R&D buildings and surface parking on Smith Place and Wilson Road in 2018, and increased the rentable square-footage by 60 percent as part of the redevelopment. The entire first phase was leased in late 2020. CBRE represents Davis in leasing.

Cambridge city councilors have imposed a moratorium on additional lab development in the Alewife Quadrangle until Dec. 31, pending the passage of a new zoning district for the former industrial neighborhood near the Belmont line.

Healthpeak Properties’ acquisition of 36 acres in the Quadrangle district in 2021 prompted officials to hit pause on development and revisit the decades-old discussions about new zoning to accommodate mixed-use projects.
