A Georgetown developer signed a North Shore semiconductor industry supplier to a full-building lease after completing a new logistics center in Beverly to accommodate its expansion.

Beverly-based Axcelis Technologies manufactures equipment for the semiconductor industry and will occupy the entire 95,800-square-foot building at 105 Sam Fonzo Drive to accommodate its need for additional logistics space.

The company plans to seek a 25 percent tax credit under the U.S. Chips and Science Act, which is designed to encourage domestic manufacturing of semiconductors, according to an Axcelis press release.

The warehouse project was completed in 2022 by developer Tom Ford of Georgetown-based T Ford LLC and spans 14 acres, including a 9-acre former National Grid property that was acquired to accommodate the project.

The facility is equipped with autonomous mobile robots and warehouse automation, and also has capacity to support Axcelis Technologies’ manufacturing operations, according to brokerage Newmark.

Newmark’s Richard Ruggiero, Matt Adams, Torin Taylor and Rory Walsh represented Axcelis Technologies in the lease negotiation.
