A development team has redesigned the proposed 313,500-square-foot Boynton Gateway lab building in Somerville to reduce shadows on a neighboring condominium complex.

CV Properties and Columbia Property Trust originally proposed a 12-story lab building on the site, which is located next to the 80 Webster condo building. In response to complaints from condo owners about the original plan, developers reduced the building to 9 stories, according to a revised application submitted to the Somerville Planning Board.

The project would replace lots currently used for parking, auto repairs and salvage, warehouses and residential buildings on Columbia Street, Webster Avenue and Beach Avenue.

Developers say the project will create 1,000 permanent jobs, while reserving over 15,000 square feet for arts and creative enterprise uses. A 2,500-square-foot courtyard would serve as a buffer between the project and the condos, and developers plan to create an outdoor civic space on a 10,284-square-foot section of the neighboring parking garage property, for which they have a ground-lease interest.

The project is part of a growing life science cluster in the Union Square and Boynton Yards neighborhood amid the imminent activation of the MBTA’s Union Square station on the Green Line Extension.
