A Chestnut Hill developer is seeking approval for a six-story apartment complex amid a wave of projects transforming Soldiers Field Road.

The Ballas Group plans to demolish a 2-story office-warehouse building at 1500 Soldiers Field Road to make way for a nearly 100,000-square-foot building containing 106 units and 60-space underground parking garage.

Designs by Boston-based Höweler and Yoon Architecture call for a metal panel and wood facade, a roof deck and recessed balconies that give 60 percent of the units views of the Charles River, according to a project notification form submitted to the Boston Planning & Development Agency.

A group of major multifamily and commercial developments are proceeding along Western Avenue and Soldiers Field Road including a $65 million apartment and condo complex at 1550 Soldiers Field Road, which is currently under construction.

The Davis Cos. recently filed redevelopment plans for the Studio Allston hotel and former Skating Club of Boston properties, totaling 665 residences and a 225-room hotel.

Mount Vernon Co. and National Development are preparing redevelopment plans for the 8-acre WBZ-TV studio property on Soldiers Field Road.

The Ballas Group project will require variances from the zoning board of appeal for floor area ratio, building height, open space and rear yard setback, according to the application.
