Steady demand for high-bay distribution space is spurring a series of suburban industrial developments, including new plans for a 605,000-square-foot warehouse on a property that spans parts of three towns in the Blackstone Valley.

Scannell Properties of Indianapolis is proposing the project on a 70-acre parcel on the border of the towns of Sutton, Douglas and Uxbridge. The Blackstone Logistics Center would include new development on approximately 25 acres for a warehouse and distribution center with 45-foot heights and generating 1,053 vehicle trips per day, according to an environmental notification form submitted to the Executive Office of Energy and Environmental Affairs.

Access to the development would come from a proposed driveway off Lackey Dam Road in Uxbridge. A total of 570 parking spaces would serve the development, according to the document.

Construction is estimated to begin in March and be completed in March 2022.

The Route 495 belt is the epicenter of large-scale new industrial developments in Massachusetts in 2020, according to a recent research report by Colliers International.

Amazon, Lowe’s Home Improvement Warehouse and Best Buy are in the market for 2.4 million square feet of space, the report said, with Amazon seeking another 1 million square feet on top of the 864,000 square feet it leased at 800 John Quincy Adams Road in Taunton, 11 National Street in Milford and 100 Industrial Park Road in Hingham in the second quarter.
