Skanska USA has proposed a 230,000-square-foot office building in South Boston’s Raymond L. Flynn Marine Park.
The 36,799-square-foot parcel at the corner of Summer Street and Drydock Avenue is one of two in the industrial park where zoning is not restricted to industrial uses. In May 2015, the Boston Redevelopment Authority named Skanska as the tentative developer of the parcel, which it would lease from the BRA.
The project would be subject to an Article 80 review, according to a notification letter to the BRA from Charley Leatherbee, vice president of development for Skanska USA Commercial Development. The building would include ground-floor retail and service uses.
The BRA has hired consultants Utile to update the 1999 master plan of the entire 191-acre marine park as development pressures spill eastward in the Seaport District. Most of the park is used for industrial or maritime businesses, including ship repair and seafood plants. BRA spokesman Nicholas Martin said the study is expected to be completed this summer.
With the initial wave of Seaport development including the 3-million-square-foot Fan Pier and 6.3-million-square-foot Seaport Square permitted and partially built out, parcels on the eastern side of the neighborhood are next in line for transformation.
Skanska developed the 101 Seaport office tower completed last year and sold the office portion to Union Investment Real Estate GmbH in April for $452 million.
Massport is proposing a 1,500-space parking garage on a vacant parcel it owns on D Street next to the Waterside Place apartment tower, which was developed by The Drew Co. on land leased from the port authority.
Massport officials are reviewing proposals from developers for a mixed-use development across Summer Street from the Boston Convention and Exhibition Center. Part of the project would include a 250-room hotel, according to specifications of the request for proposals.
