Evergreen Property Group's proposed hotel

A 159-room boutique hotel is the latest change in the works on South Boston’s Dorchester Avenue, where industrial properties are steadily being redeveloped to take advantage of the neighborhood’s transit connections and proximity to downtown.

Boston-based Evergreen Property Group LLC proposes an 8-story, 87,000-square-foot hotel with up to 20,000 square feet of retail and restaurant space along with parking for 60 vehicles at 248 Broadway.

The only structure on the half-acre site, an Enterprise Rent-A-Car building, would be demolished.

Designs for the new building by architects Utile Inc. call for a recessed metal panel exterior and two stepped-back floors above the 70-foot elevation, with a seventh-floor roof deck. The “floating pavilion” would include a public bar on the seventh floor and event space on the eighth floor. The ground floor would include 3,600 square feet of commercial space.

“The project as designed fits in with the firm’s philosophy to build high-quality, architecturally significant projects and remain invested for the long term in the neighborhood as a business owner upon completion,” a project notification form filed with the Boston Planning and Development Agency states.

The BPDA is preparing to rezone a 144-acre stretch of the Dorchester Avenue corridor between Broadway and Andrew stations on the MBTA’s Red Line for higher densities. The BPDA study estimated the area could support up to 16 million square feet of commercial and residential development over the next 20 years.

The proposed hotel site is currently zoned for restricted manufacturing and would require variances or conditional use permits.
