A Lynnfield developer has begun preleasing and announced rents at a Lynn apartment tower that markets Boston-style amenities at discounts to downtown properties.

The 10-story Caldwell features open-concept apartments and amenities including a rooftop pool with Boston skyline and ocean views.

Rents start at $1,730 for studios and $1,985 for one-bedroom units, Procopio Cos. announced this week. The complex also offers one-bedroom units with dens starting at $2,520 and two-bedroom units from $2,705.

Located less than a block from the MBTA’s Central Square-Lynn commuter rail station, the property’s amenity package includes an indoor rock climbing wall, spin studio and fitness area. Procopio Cos. is partnering with the Hello Alfred concierge service app which provides resident services and deliveries.

The project, the first market-rate apartment complex built in downtown Lynn in the modern era, received equity investment from New York-based private equity firm Carlyle Group.

The branding of the property is a nod to the Spinny & Caldwell shoe factory which occupied the site until its closure in 1890. More recently, the property was used for surface parking.
