Fairbanks Energy Services has completed an energy-efficiency initiative at the 532,000-square-foot Campus at Marlborough office complex that will reduce the property’s energy usage by 870,500 kilowatt hours annually.

The retrofit project involved the installation of LED lighting and advanced controls for the campus, which includes such major tenants as Hologic and Hewlett-Packard Co.

Fairbanks developed an energy-efficiency plan to replace fluorescent fixtures with LED lighting containing built-in photocell and occupancy sensors, and wireless capabilities that group the fixtures in zones.

Fairbanks secured $340,767 in utility incentives to maximize the project’s return on investment. The project has an estimated payback in under three and a half years, Fairbanks said in a statement.
