Fantini & Gorga has arranged three loans totaling $12.3 million in permanent financing for properties in Boston.

The package will finance a mixed-use property at 174 Newbury St. and two multifamily properties in Kenmore Square on 471 and 475 Commonwealth Ave.

The Newbury Street property is a four-story building with lower-level retail space. The property has two retail tenants and five apartment units. Ben & Jerry’s and Vans both occupy the retail space. The 2,856-square-foot space also has five parking spaces.

The properties at 471 and 475 Commonwealth are adjacent to each other. The former is a four-story masonry building with a full basement and a total of 10 units, while the latter is composed of seven stories and also has a full basement. There are 42 apartments, one office suit and four parking spaces in the rear of the building.
