The owner of Somerville’s Assembly Row is rolling out redesigns to encourage curbside pick-up at its nationwide portfolio of 104 properties in preparation for long-term changes in shopping behavior during the COVID-19 pandemic.

Federal Realty Investment Trust said it’s designating reserved spaces in front of restaurants and retailers so that patrons can order in advance, select pick-up times and receive orders in a “contactless” manner. The retail REIT is launching a marketing program to raise awareness of the new service.

Known as “The Pick-Up,” the program will be subject to local jurisdiction, Federal Realty said. A Somerville spokesperson was not immediately available for comment on whether the company had notified the city of the plans for Assembly Row.

The program is designed to support small businesses, particularly restaurants that have remained open for takeout service, Senior Vice President of Leasing Stuart Biel said in an emailed statement.

“For the immediate future, contactless pick-up is paramount to our restaurant and retailer re-opening strategies,” Biel said.

Salad vendor sweetgreen is one of the first retailers to participate, Federal Realty said.

Federal Realty owns and operates 104 properties containing 24 million square feet of commercial space and more than 2,700 residential units. Other Massachusetts properties include Campus Plaza in Bridgewater, Chelsea Commons, Dedham Plaza, Linden Square in Wellesley, 55 Faunce Corner Mall Road in Dartmouth, Queen Anne Plaza in Norwell and Saugus Plaza.

State-ordered closures of non-essential businesses have cut into retail landlords’ revenues in recent weeks. Boston Properties announced this week it had only collected 35 percent of April rent payments as of Tuesday, and is working on lease amendments with tenants including potential deferments followed by future rent increases, and lease extensions.
