Baker Chocolate FactoryFF Realty II LLC, an affiliate of Fairfield Residential, has bought the Baker Chocolate Factory Apartments in Dorchester Lower Mills from BC Adams Street LLC, an affiliate of Beacon Communities LLC, for $24.1 million.

The 133-unit, urban infill apartment community consists of three attached, renovated mill buildings that were originally built in the late 1800s to serve as the headquarters for the Baker Chocolate Co. The buildings were converted to residential use between 1982 and 1985 and renovated in 2008 when Beacon acquired the buildings.

The unit mix is comprised of 12 studios, 80 one-bedroom apartments and 41 two-bedroom apartments with an average overall unit size of 792 square feet. Units include granite-look countertops, white lacquer finish cabinets, and vinyl plank wood-look flooring in kitchens, living rooms and bathrooms. Community amenities include elevator access, a fitness center with cardio and strength training equipment and courtyards.

CBRE/New England’s Simon Butler, executive vice president and partner, and Biria St. John, executive vice president and partner, exclusively represented the seller and procured the buyer.
