A New York developer has submitted the first images of its 59-story tower that could overshadow the Boston Millennium Tower as a Downtown Crossing landmark.
Midwood Investment & Management proposes a 683-foot tall structure with 300 luxury apartments, 119 condominiums and 235 parking spaces at 1 Bromfield St.
Midwood owns four parcels totaling a half-acre on the opposite corner from the 60-story, 442-unit Millennium, which is scheduled to open this summer.
Designed by Chicago-based Adrian Smith + Gordon Gill Architecture, the cylindrical Midwood tower would contain a broader retail podium narrowing to the residential tower with apartments on the lower floors and condos on the upper levels.
The tower’s twisting design would “confuse the wind” and minimize downdrafts on pedestrians, according to a submission to the Boston Civic Design Commission. The exterior would consist of triple-coated argon insulated glass with operable windows and perforated louvers on the building’s southern facade.
Midwood acquired the parcels in the previous decade and proposed a smaller apartment tower that was put on hold during the housing downturn.
The company is asking for the BCDC’s impressions of the new project and has been meeting with neighborhood groups in recent weeks before submitting a project filing to the Boston Redevelopment Authority, according to a spokeswoman.
The development site contains ground-floor retail shops including Payless Shoe Source and upstairs office space. It does not include the Sam LaGrassa’s sandwich shop property, which sits on the same block.
